Purpose This study aims to measure the occurrence of gentrification and relate with housing values. Design/methodology/approach The authors have used Getis-Ord statistics identify quantify in different residential areas a case Stockholm, Sweden. Gentrification will be measured two dimensions, namely, income population. In step two, this is included traditional hedonic pricing model where intention explain future prices.
